Around Evergreen, Conifer, and the foothills, wildfire isn’t an abstraction — it’s a homeownership discipline. Most homes lost to wildfire ignite from embers, not the flame front, which means the work within 100 feet of your walls is what decides the outcome. Here’s the honest version.
Defensible space, zone by zone
Colorado State Forest Service frames mitigation in zones measured from the structure. The closer the zone, the more it matters.
✓ Zone 0: 0–5 feet
The ember-ignition zone — the five feet that matter most. Goal: nothing combustible. Rock instead of mulch, no junipers or tall grass, no firewood, nothing stored under the deck.
✓ Zone 1: 5–30 feet
“Lean, clean and green.” Thinned shrubs, watered and mowed ground cover, tree crowns pruned up 6–10 feet, and spacing that keeps fire on the ground.
✓ Zone 2: 30–100 feet
Reduce fuel density: separate tree crowns (roughly 10+ feet at these distances, more on slopes), clear ladder fuels, and remove dead material.
✓ Slopes change the math
Fire runs uphill fast. Homes on slopes need distances stretched on the downhill side — the terrain is part of the fuel picture.
✓ The access story
Can an engine reach you? Driveway width, turnarounds, and visible address signage are mitigation items fire districts genuinely care about.
✓ It’s a neighborhood sport
Ember exposure comes from whatever’s burning within a half mile. Community-level programs (Firewise USA) multiply what any one lot can do.
Hardening the house itself
Embers land on and lodge in the building. These are the vulnerabilities we look at on foothills homes.
✓ Roof & gutters
Class A roofing (asphalt, metal, tile) is the single biggest factor. Debris-filled gutters are ember kindling bolted to the eaves — keep them clean in fire season.
✓ Vents
Standard 1/4" vent screens swallow embers; 1/8" metal mesh or ember-resistant vents on soffits, gables, and crawlspaces close that door.
✓ Decks
Wood decks over dry vegetation are the classic foothills ignition. Enclose or screen the underside, keep the surface clear, and store nothing beneath.
✓ Siding & eaves
Ignition-resistant siding (fiber cement, stucco) and enclosed eaves resist ember lodgment; wood shake and open rafter tails invite it.
✓ Windows
Radiant heat breaks single panes and fire enters. Dual-pane (tempered exterior ideally) buys real resistance.
✓ Fences & attachments
A wood fence tied to the house is a fuse. The last few feet before the wall should be metal or masonry.
Insurance, seasons, and staying at it
✓ Insurance is watching
Colorado foothills insurers increasingly inspect for mitigation, surcharge its absence, and non-renew unprotected homes. Documented defensible space is now a financial asset.
✓ Keep your evidence
Photograph your mitigation work and keep receipts and any fire-district assessment letters — they matter at renewal and at sale.
✓ Spring & fall rhythm
Rake needles from Zone 0, clean gutters, mow before cure, and re-check after every windstorm. Mitigation is a schedule, not a project.
✓ Free help exists
Many foothills fire districts (including in the Evergreen area) offer free defensible-space assessments, and county chipping programs handle the slash.
✓ Harden during other work
Re-roofing, re-siding, or deck rebuilds are the cheap moments to upgrade to ignition-resistant materials — the labor is already paid for.
✓ Have a leave-early plan
Mitigation protects the house; evacuation protects you. Know your routes, sign up for county alerts, and keep the go-list written down.
Common questions
What actually causes most homes to burn in a wildfire?
Embers — research after major fires consistently attributes the majority of home ignitions to wind-blown embers landing on or near the structure, not the flame front itself. Embers can travel a mile ahead of a fire. That’s why the five feet around your walls, your gutters, your vents, and under your deck matter more than the trees at the property line.
How much does wildfire mitigation cost?
The honest range is wide: a weekend of Zone 0 work and gutter cleaning costs almost nothing; professional thinning of a treed acre commonly runs $1,000–$4,000+ depending on density and slash disposal; ember-resistant vents are a few hundred dollars installed. Many counties and fire districts offset costs with chipping days and grants. It’s cheaper than the deductible, to say nothing of the house.
Will mitigation actually lower my insurance premium?
Increasingly, yes — or more precisely, its absence raises it or costs you the policy. Colorado insurers have tightened WUI underwriting, several offer mitigation discounts or require assessments, and the state’s FAIR Plan now exists as the backstop for homes that can’t find coverage. Documented mitigation is one of the few levers a foothills homeowner controls.
Do I have to cut down all my trees?
No — well-spaced, limbed-up, healthy trees are compatible with defensible space. The work is subtraction with purpose: crowns separated so fire can’t jump tree to tree, branches pruned up so ground fire can’t ladder into the canopy, and dead material removed. Plenty of mitigated foothills lots still look like the forest — a tidier, more open version of it.
Does a home inspection cover wildfire risk?
A standard inspection isn’t a certified mitigation assessment, but in the foothills we note what we see: combustibles against the structure, vulnerable vents, deck exposure, and roof condition. For a formal assessment, your local fire district or a CSFS-trained mitigation specialist is the right call — many in the Evergreen area do it free.
